What to expect on delivery timing, delivery cost, and how cancellations and returns work for a custom-built home.

Some tinyhomes-us homes are ready-built and kept in finished inventory; others are built to order from scratch. Delivery and returns work a little differently depending on which one you order. Here's what to expect.
1. Build and Delivery Timeline
A ready-built, in-stock home typically ships within 1-2 weeks of order confirmation. A custom, build-to-order home takes about 9 to 14 weeks on average from confirmed order to delivery, though the exact timeline depends on the model, current shop capacity, and any customizations. We'll give you a specific delivery or build-slot estimate when your order is confirmed, and keep you updated if anything changes.
2. Delivery Area and Cost
We deliver within 100 miles of our Asheville, NC shop at no extra charge. Delivery beyond 100 miles is available on a per-mile basis, quoted at the time of order based on your delivery address. Delivery requires a site that's been prepared and is accessible to our delivery trailer, we'll walk through site requirements (access width, level pad or foundation, permits) with you well before your delivery date.
3. On Delivery Day
An adult authorized to accept delivery should be present at the delivery address. Our crew will position the home, complete any agreed-upon site hookups within the scope of your order, and walk you through the finished home before we leave. Please inspect the home carefully and note any shipping damage or concerns on the delivery paperwork at that time, this makes any necessary follow-up much faster.
4. Order Changes
For a custom build-to-order home, changes to specifications, finishes, or add-ons can generally only be accommodated before your build slot begins production. Contact us as soon as possible if you'd like to make a change, if production has already started, some changes may not be possible or may affect your price and timeline. Ready-built homes are sold as listed, so changes are limited to options we can add after the fact (such as delivery or site hookups).
5. Cancellations
You may cancel an order before production begins for a full refund of any deposit paid, less any non-recoverable costs already incurred (such as custom materials ordered specifically for your build). Once production has started, cancellation terms depend on how far the build has progressed; we'll always tell you the specific cancellation terms that apply to your order in your written order confirmation.
6. Returns
Because each home is custom-built for a specific customer and delivery address, completed homes are not eligible for return once delivered and accepted. This policy doesn't affect any statutory rights you may have under applicable consumer protection law, or any written warranty provided with your home.
7. Defects and Warranty Claims
If you notice a defect in materials or workmanship, either at delivery or afterward, contact us as soon as possible with a description and photos if available. Warranty coverage, terms, and duration for your specific home are set out in the written warranty documentation provided with your order, and those terms govern any warranty claim.
